We held our Annual September Members Meeting in person on Saturday, September 21st at 4:00 p.m. at the creekside lot across from 19451 Beardsley. For more details, view the Agenda
Annual Spring Members Meeting - Saturday May 18, 2024
We held our Annual Spring Members Meeting on Saturday May 18th, 2024, beginning at 4:00 p.m. The meeting was held at the empty lot across from 19451 Beardsley Rd.
At the meeting, the LCMWC (Lake Canyon Mutual Water Company) discussed several topics, including: (see Agenda)
- Annual Financial Review
- Year in Review: what LCMWC has accomplished since the last community meeting
- Looking ahead: information on LCMWC priorities for the rest of the year
This year's spring meeting also included a Lake Canyon Firewise Committee presentation, including attendance by a member of the area FireSafe Council. Community members learned about our Firewise certification, tips for defensible space, and even how best to navigate the challenge of obtaining Fire Insurance for you home!
Consumer Confidence Report (CCR)
Our current 2023 Consumer Confidence Report regarding our water quality is now available.
We test the drinking water quality for many constituents as required by state and federal regulations.
This report shows the results of our monitoring for January 1 - December 31, 2023.

The annual Consumer Confidence Report is completed and posted by July 1 of the following year.
Current Water and Road Maintenance Pricing
Our new Pricing Model began on Dec 18th, 2022. This is our first rate change since 2016.
Base Fee: $187 per month Base Fee (a change from the current $180 per month)
PLUS
Consumption Fee:
Tier 1 water costs (for ≤200 gallons/day): $0.015 / gallon (up from $0.010 / gallon)
Tier 2 water costs (for >200 gallons/day): $0.030 / gallon (up from $0.020 / gallon)
Undeveloped lot rate: $46.75/month (25% of $187 base)

If you have a water leak, and you repair that leak promptly after becoming aware of it, you may request an adjustment to your bill for that month. Following board review, you may be eligible to up to half of the water loss cost, with a maximum adjustment of $500.00
