          MONTHLY BOARD MEETINGS

                 3rd Wednesday of each month

Your LCMWC Board holds monthly board meetings, usually on the third Wednesday 

of each month at the Water Filtration Plant: 19605 Manzanita Drive.

Due to current health and safety concerns, we are currently holding these

meetings via Zoom, audio and video, inviting the community through

Google Calendar invitations.

All Lake Canyon property owners and residents are invited to attend.

2021 Consumer Confidence Report (CCR)

 

​Our current 2021 Consumer Confidence Report regarding our water quality is now available.

 

We test the drinking water quality for many constituents as required by state and federal regulations. 

This report shows the results of our monitoring for January 1 - December 31, 2021.

Current Pricing

Our new Pricing Model began on October 21st, 2016.

This model charges the following, using a Base Fee plus a Consumption Fee:

   Base Fee: $180 per month Base Fee (a change from the current $200 per month)

                        Based on each improved property

                        There is no extra charge for an additional unit(s) on each property.

      PLUS

   Consumption Fee: $.01 (1 cent)  per gallon for all gallons consumed up to 200 gallons per day average

                                          For a 28-day billing period, up to 5600 gallons

                                          For a 35-day billing period, up to 7000 gallons

                                $.02 (2 cents) per gallon for all gallons consumed over 200 gallons per day average

For the average member using 90 gallons per day, for an average 30-day month:

   - the former charge was $200.00 per month

   - the new charge is now $207.00 per month  ($180.00 Base Fee + $27.00 Consumption Fee)

The less water you use, the lower your bill. The more water you use, the higher your bill.

The total company revenue is projected to be the same as our current revenue, so LCMWC can continue to meet both our

current costs and future capital costs.

UPDATE: At the August 18, 2021 board meeting, a "State of Water Emergency" was declared due to the current severe drought. The board will review water supply and demand monthly, and determine if changes are needed to the water rates.

At that August 18th meeting, the board lowered the threshold at which the rate increases to 2 cents per gallon from over 200 gallons per day average, to over 150 gallons per day average, effective August 29th.

At the September 15th meeting, the board lowered the threshold at which the rate increases to 2 cents per gallon from over 150 gallons per day average, to over 90 gallons per day average, effective September 26th.

At the October 20th meeting, the board reviewed the current situation and kept the threshold at which the rate increases to 2 cents per gallon at over 90 gallons per day average, effective October 31st.

At the November 17th meeting, the board reviewed the current situation and kept the threshold at which the rate increases to 2 cents per gallon at over 90 gallons per day average.

At the December 15th, the board reviewed the current situation and kept the threshold at which the rate increases to 2 cents per gallon at over 90 gallons per day average.

At the January 19th meeting, the board reviewed the current situation and raised the threshold at which the rate increases to 2 cents per gallon at over 200 gallons per day average, which was the same threshold before the threshold was lower beginning in August 2021. This change is retroactive to the billing period that began on January 9, 2022.

At the March meeting, the "State of Water Emergency" was ended, and the rates are currently the same as before the emergency was enacted.

Leak Adjustment Form

If you have a water leak, and you repair that leak promptly after becoming aware of it, you may request an adjustment to your bill for that month. Following board review, you may be eligible to up to half of the water loss cost, with a maximum adjustment of $500.00

Hardship Policy

If you encounter circumstances that stretch your financial resources, have a water leak, Lake Canyon Mutual Water Company can work with you on a plan to the the balance of your bill over time.
